  • Development Approval (DA) is council's say on whether your use of the land is permitted. Under Queensland's Planning Act 2016, most single dwellings on a standard residential lot are accepted development and need no DA. Houses that trigger an overlay — character, flood, bushfire, height, splitter — usually need code-assessable DA, lodged through Brisbane City Council. Expect 6–14 weeks once submitted.

  • Building Approval (BA) is the certifier's say on whether the structure complies with the National Construction Code and the relevant Australian Standards. Almost every house needs one. It's usually issued by a private certifier rather than council, and turnaround is 1–3 weeks once your engineering and energy reports are in.

We'll tell you up-front which path your project sits on. If you need both, we'll sequence them — DA must be issued before BA can be finalised on overlay-affected sites.

3. Detailed Plans and Documentation
