What's the difference between a building designer and an architect?

Both design homes and prepare the drawings you need for council approval and construction. Architects complete a longer accredited pathway and are registered as architects; building designers are licensed — in Queensland, through the QBCC — and often specialise in residential work. For most Brisbane renovations, house raises and new homes, a building designer gives you the same design quality and documentation through a more personal, cost-effective process. Do I need a building designer or a draftsperson for my renovation?

A draftsperson mainly documents a design that's already been decided. A building designer does the design thinking too — the space planning, how the home works for your life, and how it sits on the block and handles Brisbane's climate — and then produces the drawings. If your project is more than a like-for-like redraw, a building designer is usually the better fit.

How much does a building designer cost in Brisbane?

Every project is different, so we don't do one-size-fits-all pricing. Fees depend on the size and complexity of your home and how far you take the documentation. After a free initial consult we'll scope your project properly and give you a clear, fixed-fee proposal — no surprises.

Can you design a house raise or build-under on a Queenslander?

Yes — it's one of our specialties. Raising a character home and building in underneath can unlock a whole extra floor of living space without rebuilding from scratch. We handle the design, coordinate the structural side, and manage the council approvals, including the Traditional Building Character Overlay that applies to most pre-1946 Brisbane homes.

Which areas of Brisbane do you work in?

We're based in Teneriffe and work right across Brisbane — including New Farm, Newstead, Hamilton, Holland Park, Camp Hill, Tarragindi and the surrounding inner suburbs. If you're a little further out, just ask.

Do you handle Brisbane City Council approvals and the character overlay?

Yes. We prepare and lodge the documentation for council, and we know the Traditional Building Character Overlay well — the rules that govern changes to pre-1946 homes in Brisbane's character areas. We'll guide you through what's needed so approvals go as smoothly as possible.
